Who Provides These Services

Availability: Bundled real estate and mortgage services are only available to clients purchasing property in California or Arizona, where Benjamin Vigil holds active real estate and mortgage licenses. Clients in other states will be referred to a trusted network partner agent.

Benjamin J. Vigil is a licensed real estate agent and a licensed Mortgage Loan Originator (MLO). He is authorized to provide both real estate representation and mortgage loan origination services.

These are two separate and distinct services, provided under separate licenses, and governed by separate laws and regulations.

The following describes the range of fees associated with each service. These are disclosed in accordance with applicable federal and state real estate and lending laws.

Important: Mortgage loan origination fees are subject to federal disclosure requirements under RESPA and TILA. You will receive a Loan Estimate within 3 business days of submitting a mortgage application. The Loan Estimate will detail all costs associated with your loan.

Your Rights — You Are Not Required to Use Both Services

YOUR RIGHTS AS A CONSUMER

You have the right to choose your own real estate agent and your own mortgage lender independently. Using Benjamin Vigil for one service does not obligate you to use him for the other.

How the Bundled Services Work

When Benjamin Vigil provides both real estate agent services and mortgage loan origination services for the same transaction, this is referred to as a "bundled" or "combined" service arrangement.

To qualify for the bundled 1.5% rate, both of the following must be in place:

The 1.5% real estate fee applies to real estate agent services only. Any mortgage loan origination compensation is separate and will be fully disclosed on your Loan Estimate and Closing Disclosure as required by federal law.

Bundling these services may offer convenience and coordination benefits. However, you should evaluate whether this arrangement is in your best interest and compare alternatives before proceeding.

Affiliated Business Arrangement Disclosure

Benjamin J. Vigil offers both real estate and mortgage services. You are not required to use both services as a condition of obtaining either service. There are frequently other settlement service providers available with similar services at similar or different prices. You are free to shop around to determine that you are receiving the best services and the best rate for these services.

This disclosure is provided in compliance with the Real Estate Settlement Procedures Act (RESPA) and applicable state laws.

Network Partner Agent Fees

Important Notice Regarding Referral Partners: When Benjamin Vigil refers a client to a network partner agent in another state, the fees and compensation charged by that partner agent are determined solely by the partner agent and negotiated directly between the client and that agent. Benjamin Vigil has no involvement in, control over, or say in the fees charged by network partner agents. The fees described on this page apply only to services provided directly by Benjamin Vigil in California and Arizona.

Clients working with a network partner agent should request a clear, written fee disclosure from that agent before signing any agreement. You are always free to shop around and choose the agent that best meets your needs and budget.
